Siano and Helbling of Sabre Real Estate arrange two leases for Starbucks totaling 3,250 s/f

Sabre Real Estate Group LLC, the metropolitan region's newest retail broker, has arranged two leases totaling 3,250 s/f in Southampton and Islandia on behalf of Seattle-based coffee giant Starbucks Coffee. Starbucks Coffee Co. is being represented by Sabre managing principal Jayson Siano and vice president Russel Helbling. Starbucks Coffee Co. will occupy 1,450 s/f at 29 Hampton Rd., Southampton and is expected to open in May. This lease will be an extreme achievement for both Starbucks, and the village of Southampton. "This will be the first Starbucks in downtown Southampton, concluding a very long search for a location that met our requirements," said Helbling. This location will provide plenty of parking and will be directly across the new Citarella, a gourmet market which is turning Southampton into an ideal destination. Starbucks Coffee Co. will also occupy 1,800 s/f at 3701 Expressway Dr. North, Islandia and is expected to open by the end of the year. "This is an excellent drive-thru opportunity on the expressway service road servicing the a.m. commuter," said Helbling. Starbucks Coffee Co., which operates 13,000 stores internationally, prefers high visibility end-cap locations and freestanding buildings with drive through windows ranging in size from 1,500 s/f to 1,850 s/f. With 75 locations throughout Long Island, Starbucks continues to expand internationally and throughout the Long Island area. Founded by Siano and Kenneth Breslin, both experienced retail real estate professionals, Sabre Real Estate Group, is a full-service real estate brokerage company with a focus on tenant, owner representation, and investment sales.
