Schwarz of Lee & Associates NYC negotiates 2,258 s/f for Court Square Animal Hospital

42-38 Crescent Street - Queens, NY

Queens, NY Brad Schwarz, executive managing director/principal of Lee & Associates NYC has negotiated a 10-year, 2,258 s/f lease at 42-38 Crescent St., between 42nd Rd. and 43rd Ave. in Long Island City, for Court Square Animal Hospital. 

The lease includes 1,644 s/f on the ground floor and 614 s/f on the lower level. The hospital will offer both general wellness and sick pet care. 

The landlord, Ampiera Group, was represented in-house by Alex Lau. West Hills Animal Hospital & Emergency Center is expected to open in the spring of 2019. Asking rent was $85 per s/f. 

Court Square Animal Hospital will be operated as a division of Long Island’s West Hills Animal Hospital & Emergency Center in Huntington. The hospital also has locations in Commack, Locust Valley and Oyster Bay in addition to a specialty center, Gold Coast Center for Veterinary Care. This will be the first New York City location for the practice. The Long Island City outpost will be located just one block from the 7, N and W subway lines and just three blocks from the E, M and R trains.

“Considering the enormous influx of new housing units to Long Island City, there are numerous incoming residents in need of convenient care for their pets,” points out Mr. Schwarz, who represented the tenant. “West Hills Animal Hospital & Emergency Center has been internationally recognized for its excellence in veterinary care and will be a wonderful addition to the neighborhood.”
