Schneider and Glaser of Eastern Consolidated complete $7m sale

A four-story commercial townhouse located in Greenwich Village at 129 Charles St. traded for $7 million to Magnum Real Estate Group. Eastern Consolidated's senior directors Sam Schneider and Daniel Glaser both represented the seller, Ed Friedman, a building owner/investor, and procured the buyer. "The new owner plans to restore the townhouse, now occupied by two tenants for commercial use, to a residential property," said Glaser. "129 Charles St. is situated between Washington and Greenwich Sts. in the heart of the West Village and an added plus it that it comes with approximately 9,000 s/f of air rights, albeit subject to landmarks." "Given this property's stellar location and flexible zoning, both commercial and residential, we feel the sales price is a valid reflection of its value in this investment sales market which continues to be highly competitive," said Schneider. Richard Krauss Esq. of Ganfer & Shore LLP represented the seller, while Alexander Seligson Esq. of Seligson Rothman & Rothman acted on behalf of the buyer.
