Manhattan, NY Savills completed a long-term, 41,613 s/f sublease on behalf of Greenspoon Marder LLP from sublandlord CBS Broadcasting at Fisher Brothers’ 1345 Avenue of Americas in Midtown.
Greenspoon Marder is a full-service law firm with 240 attorneys and more than 20 locations across the U.S. They will occupy the entire 22nd floor at 1345 Avenue of Americas.
A Savills team comprised of Jeffrey Peck, vice chairman, New York, Daniel Horowitz, vice chairman, New York, Thomas Capocefalo, executive managing director, Miami, and Jacob Stern, managing director, New York represented Greenspoon Marder in the eight-year lease transaction.
The law firm plans to relocate and expand from its 25,000 s/f space at 590 Madison Ave. into its new built-out space by the end of the year.
“Given the current office leasing market, we are proud to have completed this expansion for Greenspoon Marder,” said Peck. “Recognizing the firm’s unique needs, as it looks to grow and entice partners and staff back to the office, was key in our strategy and ultimately helped us to identify this turn-key space in one of the most highly-amentized buildings in Manhattan.”
In 2021, Fisher Brothers completed a $120 million large-scale capital improvement project at 1345 Avenue of the Americas, which included upgrades to the building’s exterior, an artfully designed lobby with upgraded touchless elevators, and a new amenity floor, @Ease1345, featuring a tenant lounge, wellness center and hybrid meeting spaces. Last year, Fisher Brothers unveiled a newly installed public artwork at 1345 Avenue of the Americas, bringing a large-scale experiential art installation to Midtown Manhattan. The piece is a vibrant painted mural entitled “Falcon Dreaming,” located within the redesigned Fisher Park adjacent to the commercial office tower and the Ziegfeld Ballroom. The 56-foot by 23-foot mural integrates an augmented reality experience. Additional upgrades to Fisher Park include public Wi-Fi, over 100ft of bench seating to work, collaborate and meet around newly raised planters, tables and chairs throughout the plaza, new granite pavers, steps and lighting.
Greenspoon Marder’s expansion and relocation to 1345 Avenue of Americas is exemplary of the importance of class A, amenity-focused office space that enables and encourages employees’ return to office.
Sublandlord CBS Broadcasting was represented by Bryan Boisi and Paul Ferraro from Cushman & Wakefield.
