Salzman and Rosen of Lee NYC handle relocation for Lutheran Social Services; Bullaro of Bullaro Properties reps landlord, Chompol LLC

Manhattan, NY Kenneth Salzman, senior managing director/principal, and Seth Rosen, director, of Lee & Associates NYC have arranged an eight-and-a-half year, 11,366 s/f lease on the third and fourth floors at 75 West 125th St. for Lutheran Social Services of New York.

The landlord, Chompol LLC, was represented by James Bullaro of Bullaro Properties Realty Services. Previously, 75 West 125th St. was occupied by Carver Federal Savings Bank. Asking rent was $46 per s/f.

“Seth and I believe in this organization’s mission and we worked hard to find a landlord who shared that belief,” said Salzman, who represented the tenant. “Ownership’s cooperation was instrumental in completing a transaction that met the needs of all parties involved, including New York City’s foster care youth.”

“When we reached out to Ken and Seth, they immediately asked questions about our needs, the type of community we were seeking in which to locate our programs and the timeframe in which we needed to find space,” said Damyn Kelly, president and CEO of Lutheran Social Services of New York. “Once we identified a location, they served as amazing advocates in ensuring that we obtained everything to which we were entitled and more! This will enable us to serve even more New Yorkers, which is ultimately our sole reason for existence.”

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
