Bay Shore, NY Robert Raffa from Island Associates leased up a roughly 1,000 s/f unit located in a 10,800 s/f industrial building at 333 North Spur Dr. to XTech Systems.
XTech Systems designs and installs FDNY Auxiliary Radio Communication Systems (ARCS). These systems as of 2014 are a required system by NYC Building Code in all newly-constructed high-rise buildings. An ARC System is a wireless two-way building communication system for fire department use only that receives and transmits fire department portable radio frequencies within the building.
Raffa worked with XTech’s senior management in helping to place them in the unit which meet all their criteria.
When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
