What was your greatest professional accomplishment or most notable project, deal, or transaction in 2024?

Most significant project accomplishment for 2024 is gaining the zoning approvals for the AIREF Logistics Center located at Woodside Ave., Bellport, NY. This vacant, approximately fifty-acre industrial warehouse project will be comprised of four buildings totaling approximately 400,000 s/f in a Light Industrial (L1) zoning district. The project will bring much-needed construction and full-time jobs, as well as tax-ratables, to the area. The project was carefully designed to minimize the impact on the surrounding area with input from the community. Our project team did a tremendous job for the client bringing this project to life.

What emerging trends will drive investment and development in 2025? 

Emerging trends that will drive investment and development in 2025 will be the expansion of sewers in Suffolk County in our downtown areas, which will create less nitrogen pollution into the ground, protect our bays and estuaries and add more construction jobs to our workforce.
