President's message: BOMA ONE standards

BOMA International has developed a set of baseline standards for all BOMA chapters that is known as BOMA ONE. The rationale is to have "minimum standards for service delivery for associations affiliated with BOMA," with the result being when a member interacts with BOMA, they should have the same experience. The standards are to be put in place in 2010 and are not going to require 100% across the board adherence. Local associations will be bench marked against the standards and associations with "reasonable compliance" should have little need for major change. The BOMA ONE charge that interests me most involves membership management and requires that the association maintain a membership with a majority of members being property professionals and that the top elected official should be a property professional also. To this end, I would like to suggest that all members of BOMA Greater Rochester urge the property owners and managers with whom you come in contact (who are not currently part of our association) to consider joining the organization. I would also suggest that you take a moment to review the full BOMA ONE document which should be available, via a link, on the website or email me at [email protected] and I will send it to you. Scott Smith is the president of BOMA of Greater Rochester, Rochester, N.Y.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
