Pietrafesa of FS Miller and Investment R.E. Advisors brokers $3.402m sale of retail property

Joseph Pietrafesa, of FS Miller Inc. and Investment Real Estate Advisors, brokered the $3.402 million sale of a 24,727 s/f Tractor Supply Store on Rte. 31 Baldwinsville. The net-leased transaction is guaranteed by the parent company who has a long-term net lease with the owner. The transaction had ironic representation as the central New York property was represented by a broker in Arizona. The Arizona buyer was represented by Pietrafesa, who is from central New York. Recent financial market concerns had no effect on the transaction, as it had an assumable note with an attractive rate. FS Miller is an independent brokerage concern with offices in Long Island City. It specializes in commercial properties of all types as well as arranges hard money loans.
