OPEN Impact Real Estate leases 29,566 s/f
to Rising Ground at 1333 Broadway

Manhattan, NY OPEN Impact Real Estate LLC (OPEN) said that their firm represented Rising Ground in a 29,566 s/f lease at 1333 Broadway for the nonprofit’s new headquarters. The lease marks the first time in 132 years that the nearly 200-year-old social services agency will be headquartered in Manhattan.

Lindsay Ornstein and Stephen Powers, founders of OPEN, with executive managing director Arthur Skelskie, vice president Alexander Smith and associate Kendall Elliott, represented Rising Ground in the transaction. Building ownership, Empire State Realty Trust, was represented in the transaction by Shanae Ursini of ESRT and Robert Lowe and Ron Lo Russo of Cushman & Wakefield.

Rising Ground will occupy the entire eighth floor of 1333 Broadway, with an anticipated move-in during the second quarter of 2024.

The new space will feature offices and workstations for Rising Ground’s 125-person executive and administrative staff. Touch down space will support the organization’s hybrid work, while huddle rooms, conference rooms and meeting areas will provide collaborative space.

“As one of New York’s largest and most impactful human service organizations, Rising Ground’s dedicated staff of 2,000 today provides 59 services in 103 programs at 86 locations throughout the Bronx, Brooklyn, Manhattan and Queens,” said Alan Mucatel, CEO of Rising Ground. “We are excited to move into this new space as it will operate as a central location to better engage with the 25,000 New Yorkers we serve while expanding our work in the city we have called home for nearly two centuries.”

“Rising Ground’s new headquarters will establish a centralized Manhattan culture and training hub for its 90+ facilities and program spaces across the city,” said Powers. “By understanding Rising Ground’s in-person work plans, we were able to secure a location that supported their current needs and allowed for growth. OPEN was pleased to bring its leading expertise in negotiating affordable nonprofit headquarters leases to Rising Ground in this transaction.” 

1333 Broadway is a 12-story, class A office building with 295,530 s/f of modern, efficient office space for tenants. The property includes a restored lobby, elegant marble finishes, new energy-efficient windows, and upgraded building-wide systems, including electrical, plumbing, HVAC, and security. Overlooking the Broadway pedestrian plaza and Herald Sq., and across from Macy’s flagship location, 1333 Broadway offers access to office services, shopping, dining and lodging. The building also provides access to public transportation and is a six-minute walk to Penn Station and the PATH; 10 minutes to the Port Authority Terminal; 15 minutes to Grand Central Terminal; and near 16 subway lines.
