NYSCAR looks forward to new opportunities in 2009

As the new president of the Metro-Long Island Chapter of the New York State Commercial Association of Realtors (NYSCAR) I am looking forward to the New Year and the challenges and opportunities that lie ahead. We are entering a new era in commercial real estate. Our challenge as an organization is always, what can NYSCAR do to help the commercial real estate professional? The focus of NYSCAR will continue to be industry education and legislative concerns. NYSCAR is passionate about the laws that affect all of us, both on a state and national level. With our affiliations with NYSAR and NAR we have a voice in opposing legislation that would hurt our industry as well as supporting positive legislation. This political "watch dog" function of our organization is critical to safeguarding the livelihood of our members. NYSCAR is committed to education and will continue to support programs provided by its local chapters. So far this year the Metro-Long Island Chapter of NYSCAR has the following events planned: We start the year with our annual Ground Hog day event, where experts predict upcoming real estate trends for the area. This event will be held on February 2 at the Milleridge Inn. This year's experts include: Paul Fetscher CCIM, SCLS of Great American Brokerage who will be our moderator and discuss the retail market. Ray Ruiz V.P. CBRE LI will discuss the Long Island office market. Ken Enos of Sutton Edwards will discuss investment properties. Steven Kornspun SIOR, of NAI Friedland Realty will discuss Outer Boroughs Property markets. Alfonse Holloman CCIM of Massey Knakal will discuss industrial property markets and a special guest, Ted Weiss, an office building developer who has experienced other economic turnarounds will offer his expertise. March 16, 2009 brings our first CE accredited continuing education course led by Robert R. Giniecki, CCIM, SEC. This will be held at the Plainview (LI, NY) Holiday Inn and will consist of two parts. The morning session will be for CE credit and the afternoon session will be a SEC style marketing session. All commercial real estate practitioners in the area and out of the area are invited to participate. To register for either of these events email Leonard Primack NYSCAR Secretary: [email protected] On June 1-3, 2009 NYSCAR will be hosting the Turning Stone Event in Verona, N.Y. This is a three day event in which all six chapters of NYSCAR participate. Last year there were several hundred attendees. There are educational and break out sessions, SEC marketing, golf and many more activates. As other chapter events are planned they will be announced. I look forward to the opportunities 2009 will present. Harvey Kolin is the 2009 president of the Metro-Long Island chapter of NYSCAR and senior associate of Coldwell Banker Commercial NRT, Babylon, N.Y.

The evolving relationship of environmental consultants and the lending community - by Chuck Merritt

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
