Newman and Zaccagnino of Malkin Properties broker 12,274 s/f office lease at Ten Bank Street to TwoFour

TwoFour Holdings, Inc. has leased 12,274 s/f of office space for its headquarters at Ten Bank St., according to Jeffrey Newman, executive vice president of Malkin Properties, the marketing and managing agent for the building. In a relocation from 445 Hamilton Ave., the tenant will take occupancy on Ten Bank's eighth floor in December, for a lease term running through 2022. Malkin Construction Corp. will build out the space. "2012 marks a milestone year for TwoFour - both our ten year anniversary as a company and a decade headquartered in White Plains, which has proven to be a substantial hub for successful financial businesses," said Steve Davis, CEO of TwoFour. "We look forward to better accommodating our employees and enhancing services to our growing client base in the years to come, and are proud to make the move to Malkin Properties' Ten Bank St." Newman represented the landlord, with assistance from Malkin Properties' senior leasing associate Kim Zaccagnino. The tenant was represented by Richard Goldstein of Goldstein & Associates Realty Inc. "We are delighted to welcome yet another financial institution of this caliber to Ten Bank St.," said Newman. "Ten Bank's transit-oriented location, top quality services and superb amenities package were critical draws for TwoFour, as they have been for the other companies comprising the prestigious tenant roster at Ten Bank." The most recent addition to Malkin Properties' Westchester portfolio, Ten Bank Street, in downtown White Plains, is a 225,000 s/f, 12-story Trophy office building immediately adjacent to the White Plains Transportation Center, which includes the Metro North commuter line that runs directly to Grand Central Terminal in Manhattan and serves as the hub of the extensive Westchester County Bee Line bus system. A recipient of The Office Building of the Year Award (TOBY) from the Building Owners and Managers Association (BOMA) of Westchester County, Ten Bank St. features on-going building wide enhancements, including a recently redecorated lobby, and renovated common corridors and restrooms; in-house concierge service; Ten Bank Street Café dining facility and catering service; secured, structured parking garage with 417 spaces, located within the building, with 24/7 card access; 24/7 on-site security; a broad range of telecommunications systems; an ATM; and close proximity to banks, restaurants, hotels, dry cleaning, business suppliers, and retail, including The Galleria and The Westchester shopping malls.
