New Ballston Spa National Bank sales and operations center underway

The construction of the new Ballston Spa National Bank sales and operations center is well underway and scheduled for completion in the fall. The 33,000 s/f building will house the bank's 10th full service branch, including three drive through teller lanes and a 24 hour drive-up ATM. The building will also be home to the bank's lending staff and certain back office support operations. The building is located at the intersections of Rte. 50 and 67, approximately 3 miles west from Exit 12, I-87 and less than a mile from the center of the Village of Ballston Spa. Not only is this in close proximity to the new $4.6 billion Global Foundries chip plant in Malta scheduled for completion in 2012 but it is also directly adjacent to the recently rezoned mixed use development in Ballston that will include offices, retail and flex space. The new BSNB sales and operations center will offer an exciting and limited opportunity for two professional use tenants to also occupy the building. Space is available on an $18 per s/f triple net basis and suite sizes are 1,410 s/f and 2,726 s/f. Interested parties should contact Alan Oppenheim at ACO Property Advisors at [email protected].

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking
