Moawad of LMC leases 1,775 s/f to Jersey Mike’s

Hicksville, NY Sandwich franchise Jersey Mike’s Subs is coming to Old Bridge Plaza according to Levin Management Corp. (LMC), exclusive managing agent for the 11,300 s/f retail center located on West Old Country Rd.

LMC senior leasing representative EJ Moawad arranged the 1,775 s/f transaction on behalf of the property’s ownership; Greg Batista of Ripco Real Estate represented the tenant. Jersey Mike’s will join Advance Auto Parts, Smashburger and Verizon Wireless at Old Bridge Plaza, which benefits from proximity to public transportation, major highways and other regional retail.

“Jersey Mike’s Subs’ high-quality, affordable menu options are a great fit for Old Bridge Plaza and the local community,” said Moawad. “With its excellent visibility and neighborhood demographics—along with strong daily traffic counts—the property proved to be the ideal location for this popular chain’s continued Long Island growth.”

Jersey Mike’s will move into a space previously occupied by Starbucks, taking advantage of a rare vacancy at Old Bridge Plaza. When the space became available, property ownership tapped into LMC’s leasing expertise to quickly find an ideal replacement tenant. The transaction underscores how LMC’s clients benefit from the firm’s in-house capabilities and fully integrated service platform.

“Organizations look to us to establish, maintain and improve the competitive positioning of their assets,” said Moawad. “They know we are available to increase our scope of service, as needed. In this case, we were pleased to expand our role beyond property management to bring a strong, nationally recognized brand to the property.”

The Jersey Mike’s commitment reflects LMC’s significant relationships with prominent national retail brands, and the value that brings from a leasing perspective. The transaction represents LMC’s third deal with Jersey Mike’s within its leasing and management portfolio, with an additional closing in the pipeline. This includes a recently opened location in Woodbridge, N.J.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
