Metropolitan Realty Assoc. leases 9,628 s/f to Schonfeld Securities

Metropolitan Realty Associates LLC has done it again: landed another Nassau company for its Sunrise Business Center office complex. Schonfeld Securities LLC, which has executive offices in Jericho and which specializes in short-term trading, has consolidated its back office operations at the complex, 3500 Sunrise Hwy, where it has a data center. The firm is expanding to 9,628 s/f. The Schonfeld deal follows on the heels of a recent deal in which Hearst Business Media, which has operations in Nassau County's Mitchell Field, leased 5,579 square feet. Mark Peters, executive vice president of Schonfeld Securities and chief operating officer of Schonfeld Group Holdings, said his firm's expansion at Sunrise Business Center allows technical personnel to be close to the resources they need in the company's data center. "The Schonfeld deal, which quickly followed our deal with Hearst, suggests the competitive rents and excellent location we offer at the Sunrise Business Center are gaining traction with businesses operating in Long Island's more expensive office markets," said Joseph Farkas, president of Garden City-based Metropolitan Realty Associates. "It's not unusual to see companies located in Nassau consider Sunrise Business Center as a viable site for relocation based on attractive economics, employee demographics and good highway access," said Ray Ruiz, senior vice president at CB Richard Ellis. who along with Marianne Dugan, Bruce Nelson and Ryan Blaney are the exclusive leasing agents for the complex. Schonfeld was represented in lease negotiations by Richard Browne of Rector Management Corp. The Sunrise Business Center is comprised of three buildings totaling 363,600 s/f. Currently, Metropolitan is undertaking a multimillion dollar renovation of the property, including the entire redevelopment for office use of a 136,000 s/f former warehouse building in the complex. Other work includes new HVAC systems, fire safety systems and common area renovations.
