Message from the CEO of Bronx-Manhattan North Assoc. of Realtors: “God bless us, Everyone!” - by Eliezer Rodriguez

Eliezer Rodriguez, Esq.,
BMNAR

On December 12th, 2019, The Bronx-Manhattan North Association of Realtors (BMNAR) gathered at Marina del Rey Caterers to celebrate their 35th Annual Holiday Party and Toy Drive. Hundreds of members, friends, and real estate professionals came out to renew old friendships, establish new business contacts, but at the end of the night we all had a blast!

The evening was full of laughter, networking, and 4 ½ hours of unlimited premium buffet and drinks. First Class Entertainment provided an amazing assortment of music to help burn away the calories. A big holiday thank you goes out to BMNAR’s 2019 Major Sponsors for helping to make the evening a success: Torresco Realty LLC, Charity Toy Drive; Judicial Title Insurance Agency LLC, Valet Parking and Raffle Prize; and Hutchinson Metro Center, Photo Booth.

Many companies showed their support for BMNAR by purchasing one to five tables and celebrating their office party with us: Bajraktari Realty Group LLC; Chatam Management Co., Inc.; East Coast Energy Group; Hertz, Cherson, & Rosenthal, P.C.; Hudson Gateway Association of Realtors; Langsam Property Services Corp.; Morris Park Realty Group; Novick, Edelstein, Pomerantz, P.C.; Sandra Erickson Real Estate; and Today Realty Group. Thank you for making our holiday party your holiday party.

The evening also gave recognition to two Multi-Million Dollar and Diamond Club award recipients Joe Cosentino of Morris Park Realty Group and Vincent Buccieri of Today Realty Corp. It was an honor to host their recognition.

According to Buccieri, BMNAR’s 2019 president, “During this joyous time of the year, it’s a wonderful feeling to celebrate with friends and colleagues and collect gifts for families who need a little help during the holidays. Thank you to the many who donated a gift for ‘Operation REALTORS’ Kids.’ A Holiday Party is not complete unless you have a successful toy drive–and ours is one of the best.”

A few days before Christmas, the BMNAR office was turned into Santa’s workshop. The collected gifts were sorted and packaged in preparation for “Operation REALTORS’ Kids” gift distribution. On Christmas Day, BMNAR, in partnership with The Bronx Y, loaded up our sleighs and we delivered gifts to the homes of 23 selected families representing 73 kids in The Bronx. Bronx News 12 covered the story and shared with their viewers the generosity of Realtors. Next year, we hope to visit more families. “God bless us, everyone!”

If you are a Realtor of another local Realtor association or real estate professional looking to join a local Realtor board, you do not need to have an office in Manhattan or The Bronx to be active members of BMNAR. Our next networking event is the 5th Annual “Bowling with BMNAR” on March 3rd. For more information, sponsorship or advertising opportunities contact me, or Janine Mosher at (718) 892-3000, or via e-mail: [email protected] or [email protected]., respectively.

Eliezer Rodriguez, Esq. is the chief executive officer of The Bronx-Manhattan North Association of Realtors, Bronx, N.Y.

The death of the generic offering memorandum: What buyers expect in 2025 - by Kimberly Zar Bloorian

There was a time when an offering memorandum (OM) was pretty bare bones, some photos, a few bullet points on income, and a rent roll thrown in at the back. That used to get the job done. Not anymore. In 2025, buyers are sharper, faster, and more selective. They’re looking

Tri-state capital migrates nationally amid regulation pressure - by Reese Weaver

New York tri-state multifamily investors are increasingly reallocating capital to less-regulated markets across the U.S. as rent control and legislative risk erode returns at home. With over 60% of New York City’s rental housing stock classified as rent-stabilized, the traditional value-add model — buying under-performing buildings,
