Besen & Associates arranged the sale of 545-555 East 82nd St., located between Foster Ave. and Farragut Rd. in the Canarsie/East Flatbush section of the borough. This property sold for $2.4 million, which equates to a GRM of 6.8, a cap rate of 7.6%, and $130.7 per s/f. Lev Mavashev of Besen & Associates represented the buyer and Aaron Jungreis of Rosewood Realty represented the seller in this transaction.
Built in 1968, this 4-story walkup building is comprised of 26 apartments and 24 parking spaces, with 18,366 s/f. Dimensions of the building are 140' x 44.67', and it resides on a lot size of 164' x 100'.
The property is within walking distance to the B47 Ralph Ave./Foster Ave. bus line.
