Name: Jeanine Margiano Title: Partner Company Name: Windels Marx Lane & Mittendorf, LLP Years in Commercial Real Estate: 11 years In the last 12 months, which project, transaction, honor or accomplishment are you most proud of and why? I represented a well-known developer of multifamily buildings across NYC in connection with an $80 million credit facility for a sixteen building portfolio, which included the execution of a swap on each facility. There were many sophisticated real estate challenges compounded by a time of the essence deadline. This deal highlighted the importance of leadership in a collaborative environment when formulating creative solutions in a timely manner. What is your favorite quote? Among the many pearls of wisdom passed down from my mother, "Reach for all of the stars and you will undoubtedly catch a few of them." What are you doing differently in 2014 that has had positive impact on your career? I am focusing more on building relationships. Trust, responsiveness and understanding the entire landscape of the client's needs are the fundamental components of a successful relationship. I spend a great deal of time with my clients and consider all of them dear friends. I also focus on recognizing and creating synergies among clients and colleagues. It is very important to me to create diversified value for my clients, whether that entails providing legal services or introducing them to potential partners and advisers. Attorneys should first aspire to be of great value to their clients and from there success will follow. What social media and/or face to face networking activities do you find most beneficial professionally? While our firm uses LinkedIn and Twitter, in my experience, the most meaningful interactions remain face to face. I regularly attend events in my practice area and am active in several charities. Also, sometimes nothing beats meeting over a good old fashioned cup of coffee.
