Luckin Coffee signs lease at 184 Thompson St.

Manhattan, NY Broad Street Development (BSD) signed a long-term lease with Luckin Coffee at 184 Thompson St., a 135-unit condominium building with 5,809 s/f of street-level retail fronting Bleecker St. This Greenwich Village outpost will be the fifth location for Luckin Coffee in the city.

David Green and Albert Halawani of KSR represented Luckin Coffee in the deal while Brandon Berger, Zach Nathan, Ike Bibi and Carol Aziz, also of KSR, represented BSD alongside an internal team of vice president Elliot Chalme, David Israni and Ray Chalme.

“This location gives our retail partners exposure to the upwardly mobile residents and the NYU student demographic that demands trendy, tech-forward service experiences found in this vibrant enclave of Greenwich Village,” said Chalme. “The NYU retail corridor sees incredible foot traffic while the growing mix of retailers at 184 Thompson continues to attract emerging and established brands interested in tapping that ‘now crowd’ demographic as they seek speed and substance combined with a curated, convenient experience.”

BSD acquired 184 Thompson St. in 2005. After converting the 135 rental units to condominiums, the firm reinvented and divided the 5,809 s/f retail portion at 184 Thomspon St. (formerly occupied by CapitalOne), building it out to capture quick-serve brands including international food and beverage concepts such as Xing Fu Tang bubble tea, Madam Ji- offering Indian fare, and now Luckin Coffee, which will open in a 910 s/f space, true to the brand’s space-efficient formula. 

The upcoming Luckin Coffee outpost at 184 Thompson St. adds to the brand’s New York City locations which include space in NoMad on Sixth Ave.; Greenwich Village on Broadway near Astor Place; Hells Kitchen on 8th Ave.; and on Maiden Lane in the Financial District – all of which opened in 2025.

Founded in Beijing in 2017, the Luckin Coffee brand is fast emerging as the preferred option for consumers who treasure trendy experiences in a quick-serve setting and currently operates 26,000 locations worldwide.

Throughout the 21-year history of the firm, BSD has proven its expertise in successfully repositioning a wide range of properties in New York City, thriving through varying market cycles. BSD’s assets, over the years, include residential assets such as 40 Bleecker St., 298 Mulberry St., and 215 Sullivan St., and office properties such as 80 Broad St., 55 and 61 Bdwy., and 370 Lexington Ave. – representing a portfolio that spans a wide range of asset types and disciplines.
