King and Slattery of Lee & Associates NYC arrange 5,250 s/f office lease for Roux at 14 Penn Plaza

New York, NY Lee & Associates NYC has arranged a 5,250 s/f office lease on a portion of the 17th floor at 225 West 34th St., also known as 14 Penn Plaza, on behalf of Roux, a leading environmental consulting and management firm. 

Roux signed a 10-year-and-five-month lease with landlord Circle Realty and is expected to relocate from 252 West 37th St. in September 2026. The transaction was negotiated by Woody King and Sean Slattery of Lee & Associates NYC, who represented the tenant. Jay Futersak represented Circle Realty in-house. Asking rents at the property were approximately $65 per s/f. 

“Roux wanted a space that reflected the caliber of its business while making it easier for employees and clients to connect from across the region,” said Woody King, senior managing director at Lee & Associates NYC. “The combination of a custom-built installation, a full-service building and unmatched access to Penn Station made 14 Penn Plaza an ideal long-term solution. It’s the type of workplace that supports both the firm’s operational needs today and its continued growth in the years ahead.”

Roux selected 14 Penn Plaza for its combination of full-service amenities, immediate access to Penn Station and the opportunity to occupy a newly constructed, custom-built office tailored to the firm’s operational needs. The building’s central location provides access for employees and clients traveling throughout the New York metropolitan area and beyond. 

Roux provides a range of advisory, regulatory and field services that help clients assess environmental risks, maintain regulatory compliance and solve complex environmental and engineering challenges across a variety of industries. 

Located across from Penn Station and Madison Square Garden, 14 Penn Plaza is a full-service office tower offering regional transit connectivity, Midtown views and modern office accommodations. The property continues to attract a diverse tenant roster seeking convenience, accessibility and high-quality office space in one of the borough’s most connected business districts.
