Kleinberg of Tri-State Properties sells 13,000 s/f Syosset office for $2.1 million

Syosset, NY Ron Kleinberg, president of Tri-State Properties, exclusively brokered the $2.1 million sale of the Syosset Professional building located at 40 Underhill Blvd.

The 3-story commercial building totaled 13,000 s/f which included the lower level. The property is on a .26 acre lot with 32 parking spaces on-site. The building was constructed in 1964 and renovated in 1995.

Kleinberg represented the owner, Jandell Realty as well as the purchaser, 40 Underhill Blvd., LLC.

Kleinberg said, “Jandell Realty, had owned the property for over 20 years. The purchaser was a logical fit for the building as his oral surgery practice not only would be able to utilize the second floor, but he will continue to capitalize on harvesting the revenue stream from the remaining tenants.”

In recent years, suburban office buildings have been challenging to fully lease due to the new normal in hybrid work environments.  Historically, this North Shore building, has had a predictable income, benefitting from its location, across from the LIRR, walking distance to Main St. and dedicated parking.
