Klein of Kalmon Dolgin Affiliates arranges $6.5 million sale of 30,000 s/f, five-story building

Kalmon Dolgin Affiliates, Inc. (KDA) has arranged the sale of a 30,000 s/f, five-story property at 1308 East 13th St. in the Midwood section for $6.5 million, according to Kalmon and Neil Dolgin, co-presidents of the firm. KDA broker Robert Klein represented the buyer, HH Realty Equities, and the seller, Avenue M Associates. The property features an Art Deco exterior The building is 100% occupied, with Valley National Bank as the main retail tenant. Other tenants include medical billing and insurance companies. "This building is unique in that it offers tenants the ability to lease smaller spaces, which are hard to come by and are in tremendous demand in Brooklyn," said Klein. "Often, large buildings in the area cater to tenants looking for space ranging from 5,000-10,000 s/f." 1308 East 13th St. is located between Ave. M and Elm Ave. Founded in 1904, KDA offers over a century's worth of experience in the management, sale, leasing and marketing of commercial and industrial property throughout the New York Metropolitan region.
