Kalmon Dolgin Affiliates and Newmark Grubb Knight Frank tapped as co-exclusive brokers for the one million s/f Liberty View Complex in Brooklyn

Kalmon Dolgin Affiliates, Inc. (KDA) and Newmark Grubb Knight Frank (NGKF) have been tapped by Salmar Properties as co-exclusive brokers for Liberty View Industrial Plaza, an eight-story, one million s/f property at 850 3rd Avenue in the Sunset Park neighborhood of the borough. Kalmon Dolgin and Neil Dolgin, co-presidents of Kalmon Dolgin Affiliates, made the announcement. Neil Dolgin and Jeffrey Unger of Kalmon Dolgin Affiliates are marketing the property, working alongside the team of Howard Kesseler and Jordan Gosin of Newmark Grubb Knight Frank. Liberty View Industrial Plaza recently underwent a top to bottom, $100 million renovation, and offers some of the largest floor plates available in the metropolitan region of up to 160,000 s/f, and up to a million square feet of contiguous modern space. The building is perfect for established manufacturing business as well as today's technology based and Bio Tech industries. The property is also ideal for Research, Design & Production Facilities, Medical, Laboratory, Fashion, Design and Production companies, to name a few. "We're thrilled at the opportunity to work with Salmar Properties and the team at Newmark Grubb Knight Frank to find exceptional tenants for Liberty View," said Dolgin. "The property meets and well exceeds the needs of today's creative tenants, innovative tech companies and manufacturers that are the engine of New York's economy. The property is sure to be a destination address for businesses from throughout the region and beyond." New tenants of Liberty View may be eligible to receive major tax incentives and benefits, including the NYC Relocation and Employment Assistance Program (REAP), which enables tenants who relocate from Manhattan or anywhere outside NYC or from overseas to receive a tax credit of $3,000 per employee each year for 12 years. Another major savings incentive for tenants is eligibility for the Energy Cost Saving Program (ECSP), providing tenant's substantial energy savings of up to 45 percent on gas and electric delivery costs. Liberty View is the only building in the area that is 100 percent fiber access ready, featuring brand new operating systems, fully air conditioned spaces, heavy power, back-up generator, new automatic passenger and freight elevators, energy saving windows and new lighting. The building is planning a roof top deck where tenants can enjoy breathtaking views of New York Harbor and the Statue of Liberty. Public transportation is just blocks away with the D, N & R subway lines and the property is only one stop to the Long Island Rail Road, Atlantic Terminal Station and the new Barclay's Center. Liberty View is one of the only buildings in the area to offer tenants onsite parking, a rare amenity anywhere in the five boroughs. It is located just minutes from the Brooklyn Battery Tunnel and the Manhattan and Brooklyn Bridges and is within 30 minutes of all major airports.
