Jack Resnick & Sons finalize two leases - 20,158 s/f - at One Seaport Plaza

Manhattan, NY Jack Resnick & Sons has finalized two new leases totaling 20,158 s/f with financial firms Forte Capital Group and Accounting & Compliance International (ACI) at One Seaport Plaza, its office tower located at 199 Water St.

Forte Capital Group, a financial services firm, has signed a 13-year lease for 13,400 s/f on the 21st floor of the 1.1 million s/f tower. Currently located at 80 Broad St., Forte will move into its new space, which is being built-to-suit by Resnick, this summer.

Broker dealer financial consulting firm Accounting & Compliance International (ACI) has signed an 11-year lease at the 35-story tower and will occupy 6,758 s/f on the 9th floor when it moves into the building from 77 Water St. this summer.

Jack Resnick & Sons was represented in both transactions by its in-house team of Brett Greenberg and Adam Rappaport, as well as by John Cefaly, Ethan Silverstein, Stephen Bellwood and Rachel Rosenfeld of Cushman & Wakefield. Aron Schreier and Nick Masi of Cushman & Wakefield represented Forte Capital Group. ACI was represented by Rob Wizenberg of JLL, who was with CBRE at the time of the lease signing.

The lease signings come prior to the start of Resnick’s planned renovation of One Seaport Plaza’s lobby later this year. 

The renovation will feature European oak paneling designed to accentuate the light-filled atrium lobby’s granite finishes and original paintings by contemporary artist Frank Stella. Resnick will also install new lounge and seating areas for its tenants and guests in both the main lobby on Water St. and the rear lobby which opens up to the cobblestone streets of the historic Seaport District.

199 Water St. is located within walking distance of multiple major transit centers, the New York City Ferry Service, andmarks like the Brooklyn Bridge and an array of downtown and waterfront dining options.

Built in 1984 and located at the gateway to the Seaport District, One Seaport Plaza at 199 Water St. has LEED certification from the U.S. Green Building Council, a WELL Health Safety rating, Wired Certified Platinum for excellence in internet connectivity and the EPA’s Energy Star certification. Other major tenants at 199 Water Street include Allied World Insurance, BGC, WeWork and Seaport Entertainment.
