Island Associates negotiates five lease agreements totaling 14,512 s/f

Middle Island, NY Island Associates negotiated five lease agreements for retail and office space at various properties. The Guitar Shoppe entered a lease agreement for 1,800 s/f of retail space at 1293 Middle Country Rd. on a long-term lease. The Guitar Shoppe is doing a gut renovation of the space and constructing a new retail shop for the display, sale and repair of guitars and other musical instruments. The Guitar Shoppe joins King Kullen, McDonalds, Golds Gym, Dollar Tree, All Island Pet Supplies, and various other tenants at the 145,000 s/f Strathmore Commons shopping plaza. Landlord and tenant were both represented by Island Associates.

Jasmine Bubble Tea entered a lease agreement for 1,300 s/f of retail space at 377 Little East Neck Rd., West Babylon. Jasmine Bubble Tea has taken the last remaining space at the shopping center and is constructing a new bubble tea store. They are joining a 20,000 s/f Crunch Fitness Facility across from the West Babylon Senior High School. Landlord was represented by Island Associates and tenant was represented by Chris Wierzbicki from Pliskin Realty.

Healthy IT has entered a long-term lease for 2,800 s/f of office space at 181 Freeman Ave., Islip. Healthy IT is relocating its office to Freeman Ave. and the landlord is building out a new suite for Health IT’s medical device support service business. Healthy IT has been serving the medical industry on Long Island since 1996. They join Golds Gym, Triple Crown Warehouse and other tenants at the 80,000 s/f flex building. Landlord and tenant were both represented by Island Associates.

Noble Gold Assets entered into a lease agreement for 2,000 s/f of office space at 490 Wheeler Rd., Hauppauge. They are moving into the 50,000 s/f office building just off the LIE in February and will operate their call center business. Landlord was represented by Island Associates and tenant was represented by Wayne Steinberg from Highline Real Estate Advisors.

Island Associates negotiated a long-term lease extension for Advance Auto at 2 Wheeler Rd., Central Islip. Advance Auto occupies 6,612 s/f and has been at the shopping center since 2010. Due to the strength of the store and the plaza, Island Associates was able to secure an extension with Advance Auto who will remain at the 82,000 s/f center with co-tenants; C-Town Supermarket, Checkers Restaurant, Rainbow Shops, Rent-A-Center and other various tenants.

When Environmental Site Assessments (ESA) were first part of commercial real estate risk management, it was the lenders driving this requirement. When a borrower wanted a loan on a property, banks would utilize a list of “Approved Consultants” to order the report on both refinances and purchases.
