Island Associates brokers 13,000 s/f lease for CVS with aggregate rental value of $10 million; drugstore chain expands and relocates to free-standing site

Island Associates has brokered another CVS Drugs Store transaction, located s/e corner of Wheeler Rd. and Suffolk Ave. The transaction has an aggregate rental value of $10 million. Island Associates represented CVS drugs in their repositioning from an existing inline space located at 4 Wheeler Rd., situated in an existing shopping center. Roger Delisle of Island Associates indentified an alternative location for CVS to expand into a 13,000 s/f free standing building with a drive thru. This new location will be the first drive thru for CVS drugs in the town. The site will offer 78 parking spaces, and is located at the intersection of Wheeler Rd. and Suffolk Ave. with a traffic light. Additionally, the site is located just north of the Islip Federal Court Complex with proximity to Central Islip Railroad. Island Associates represented CVS Drugs and the landlord.
