Zenith IOS welcomes Baker as vice president, investments

Manhattan, NY Zenith IOS has appointed James Baker as vice president, investments. Baker will help lead a team dedicated to sourcing and executing acquisitions across multiple geographic markets, including the Southeast and Mid-Atlantic regions, further strengthening Zenith’s position as an IOS platform.

Baker brings nearly a decade of industrial real estate experience, with a proven track record in acquisitions, development, and deal execution. He joins Zenith IOS from Thor Equities, where he led industrial acquisitions and development efforts in the Southeast, playing a key role in sourcing and closing hundreds of millions of dollars in transactions. He has built critical relationships in logistics hubs such as Atlanta, Savannah, and Tampa, and has uncovered numerous off-market opportunities, secured high-value acquisitions, and driven large-scale development projects throughout his career.

“I am excited to join Zenith IOS at such a pivotal time in the company’s growth,” said Baker. “The firm has built an exceptional reputation in the industrial outdoor storage sector, and I look forward to leveraging my experience to help expand its footprint in key markets.”

Prior to Thor Equities, Baker began his career in industrial brokerage, specializing in the Southeast region. He holds both a Master of Science in Real Estate and a Bachelor of Science in Business Administration from the University of Florida.
