Trion selected managing agent for 758 Kelly Street and 2833 Decatur Avenue
Trion Real Estate Management, one of the tri-state area leaders in full-service property management, has been named the new managing agent for two mixed-use buildings in the borough - 758 Kelly St. and 2833 Decatur Ave. Together they include 77 apartment units and eight retail stores. Both properties need attention due to deferred maintenance and financial instability.
"Our management team at Trion looks forward to implementing our proven strategies and policies to help run these properties more efficiently," said Carmelo Milio, CPM, president of Trion.
758 Kelly Street is located in the historic district of the Longwood section of the Bronx. Trion's management team faces many obstacles as they take on this property, which has many violations and deferred maintenance.
"In recent years we have been very successful in turning around properties similar to 758 Kelly Street and we once again look forward to the opportunity to improve the quality of life for the residents and increase the value of the property for the owner," said Milio.
Immediate projects to be supervised by Trion at the Kelly Street property include the reconstruction and painting of the lobby and hallways, as well as updating the entrance door and intercom system. Trion has also begun the process of a gas conversion. 2833 Decatur Avenue will benefit from a new laundry facility and security cameras.
"We look forward to turning both properties around and creating peace of mind for all residents," said Milio.
Brooklyn, NY Marcus & Millichap brokered the sale of 733 Dekalb Ave., a fully free-market multifamily and retail property in the Bed-Stuy neighborhood. The asset sold for $2.8 million.
