Yonkers, NY Mayor Mike Spano and other city officials joined with Erin Construction and Development Co. for the groundbreaking of 9-11 Riverdale Ave, a nine-story, mixed-use residential and commercial building to be built on a vacant lot along a prime corridor of Getty Square. The $9.4 million development, which last year received financial incentives from the Yonkers Industrial Development Agency, will feature 29 rental apartments and 2,150 s/f of ground-level commercial space.

Manhattan, NY Mancini Duffy is working with Erbo Properties and Higher Ground Development to reposition 541 West 21st St., now known as the Frame Building. Located in the West Chelsea neighborhood, the building was originally constructed in 1915 and previously served as a storage building and for display of arts from around the city. Mancini worked to redesign the existing structure within its historical context. One of the major interventions Mancini designed as part of the complete building repositioning was the expansion of existing windows and the addition of new windows to maximize light and air. 

Bronx, NY Trion Real Estate Management has been selected as the property management firm for the Shorehaven Homeowner’s Association (SHOA) located at 15 White Plains Rd. With 899 units spanning 40 acres, Shorehaven is comprised of seven homeowner’s associations and one umbrella association. The SHOA Board was looking for a single firm to take over the management of the entire complex to better unify the community and provide improved services.

New York, NY Atlas Evaluation & Inspection Services (AEIS), a leading testing, inspection and certification company based in South Plainfield, NJ, has completed testing and inspection on Henry Hudson Bridge, a fixed steel-arch bridge with a double deck of two roadway levels, viaduct and approach structures on both sides of the arch span, and spanning over 840 ft. Originally built in 1935, Henry Hudson Bridge connects the northernmost tip of Manhattan and the Bronx, serving over 62,000 cars per day.

Brooklyn, NY According to The Arker Companies, in partnership with New York Empire State Development and Homes and Community Renewal, it has opened the two-building first phase of the planned six building, 1,163 unit, 100% affordable housing development, The Fountains in East New York, to low-income residents. Phase one has 332 total apartments for New Yorkers making up to $61,440 for a family of three, which is 60% AMI.

Queens, NY Queens Community Board 2 voted to approve Titan Machine and RXR Realty’s zoning application for a new, 100%commercial building at 42-11 9th St. in Long Island City. The mixed-use development will feature 70,000 s/f of modern industrial space at the building’s base, 270,000 s/f of commercial office space, and 2,900 s/f of ground-level retail. The project is a partnership between Titan, an elevator manufacturing and repair company, and RXR, a leading real estate company.

Over the last several years New York City real estate interests have made significant efforts to modernize, freshen up and renovate existing buildings. Renovations are often driven by a desire to keep older existing buildings competitive with newer buildings and most recently as a response to the COVID-19 pandemic (HVAC modifications, changes to workspaces etc.). As a result, the contracting community is often faced with significant construction operations inside a building with existing systems and occupants.
