Josh Gopan,
Simone Metro Properties

Port Chester, NY Simone Development Companies has leased 19,900 s/f of industrial flex space to Torrco Plumbing Supply at 21 Grace Church St.

The century old plumbing supply warehouse and showroom with 16 locations in New York, Connecticut and Massachusetts is relocating and expanding their existing 3,000 s/f location at 407 North Main St. to 21 Grace Church St. in a 10-year lease.

The property represents a rare find in the area market, a modern flex building with 24-ft. ceiling heights, a 63,000 s/f warehouse, loading docks and modern, air-conditioned office space all under one roof.

Torrco Plumbing Supply was represented by Paul Enea of RM Friedland. Josh Gopan, director of leasing for Simone Metro Properties, represented the building owner.

“Simone Development is extremely pleased that Torrco has selected our property for their newest location,” said Gopan.

“The property was attractive to Torrco because of its easy access to I-95, ample private parking, convenient loading docks and high visibility. We are honored to do business with such an upstanding and revered company.”

The property at 21 Grace Church St. is now 100% occupied, with Dipietro Trading and Empire Coffee Roasters occupying the two-story property.
