Rudin inks two headquarters relocations at
One Battery Park Plaza

Manhattan, NY Rudin has secured two headquarters relocation deals, totaling a combined 26,500 s/f, at One Battery Park Plaza, its 35-story, 870,000 s/f office tower.

New York City-based insurance litigation firm, Barry McTiernan & Moore LLC, will relocate from its current headquarters at 101 Greenwich St. to 18,464 s/f across the tower’s entire top floor as part of a 16-year lease. The firm is expected to move to its new space, which features high ceilings and skyline views, in mid-2024.

Partnership With Children, an organization that specializes in providing mental health services and support for the emotional well-being of children across the five boroughs, has signed an 11-year lease to occupy 8,036 s/f of pre-built space on a portion of the second floor. The relocation and expansion from its current headquarters at 299 Broadway is planned for second quarter of 2024.

Barry McTiernan & Moore LLC was represented by Cushman & Wakefield’s Jonathan Schindler and Mark Weiss. Partnership with Children was represented by Ramneek Rikhy, Zachary Price and Marlee Teplitzky of CBRE. Rudin’s Kevin Daly, vice president, represented building ownership in both transactions.

This marks the third headquarters lease at One Battery Park Plaza in the last six months. In August 2023, architecture practice Curtis & Ginsberg relocated to 12,602 s/f on the 27th floor.

“We are pleased to welcome Barry McTiernan & Moore LLC and Partnership With Children to our diverse and growing roster of organizations that have chosen One Battery Park Plaza as their new homes,” said Michael Rudin, Co-CEO of Rudin. “These relocations further demonstrate that companies are prioritizing distinctive, high-quality work environments backed by strong building ownership.”

Added Wesner Pierre, CEO, Partnership With Children, “On behalf of Partnership With Children, we are very excited about this new pivotal chapter in our 115-year history. For over a century, we have worked tirelessly to meet the critical mental health needs of our city’s young people, and we are delighted to call One Battery Park Plaza our new home!”

Originally constructed by the Rudins in 1971, One Battery Park Plaza features original architecture by Emery Roth & Sons and a renovated Italian marble lobby by Specter DeSouza Architects. Floor plates in the building range from 27,000 to 29,000 s/f and offer views of New York Harbor, the Statue of Liberty, Ellis Island, Governors Island, and Battery Park.

One Battery Park Plaza has achieved the WELL Health-Safety Rating, is WiredScore Platinum certified and utilizes Nantum, the world’s most advanced building operating system. Nantum OS is the flagship product of Prescriptive Data, a privately held smart building automation company focused on using artificial intelligence to improve efficiency, decrease carbon emissions and optimize tenant comfort.
