Manhattan, NY Rudin has finalized a lease agreements totaling 40,345 s/f with flexible workplace company, Industrious, and global architecture firm and design studio, Woods Bagot, at One Battery Park Plaza. The addition of these tenants brings the 35-story, 800,000 s/f office tower to 99% leased.

“Our ability to achieve virtually full occupancy at One Battery Park Plaza speaks to the strength of the property and the success of Rudin’s long-term ownership,” said Kevin Daly, vice president of office leasing at Rudin. “The addition of best-in-class tenants like Industrious and Woods Bagot reflects Lower Manhattan’s enduring appeal to New York’s entrepreneurs and visionaries.”

Leading workplace provider Industrious has signed a lease for 26,781 s/f spanning the building’s entire third floor. The company’s new location, which will include 225 seats, is expected to open this winter. Industrious also operates locations at Rudin’s 560 Lexington and 32 Ave. of the Americas.

Woods Bagot will relocate its New York City headquarters as part of an 11-year lease. The global design studio will occupy a 13,564 s/f space on a portion of the One Battery Park Plaza’s sixth floor upon its move from 30 Broad St. this fall.

Daly represented ownership in-house on both transactions. Justin Halpern, Ed Wartels and Benjamin Bouganim of Cushman & Wakefield represented Industrious. Gary Ceder and Robert Tanzmann, also of Cushman & Wakefield, represented Woods Bagot.

Constructed by the Rudins in 1971 and featuring a renovated Italian marble lobby, One Battery Park Plaza offers views of the New York Harbor, the Statue of Liberty, Ellis Island, Governors Island, and The Battery.

Tenants have access to the Rudin Experience app, an all-in-one digital platform for onsite tenant events, exclusive promotions, property information and seamless mobile badge access. The building has achieved the WELL Health-Safety Rating, is WiredScore Platinum certified and utilizes Nantum AI, the world’s most advanced building operating system. Nantum AI focuses on using artificial intelligence to improve efficiency, decrease carbon emissions and optimize tenant comfort.

These transactions follow April’s lease announcements with the New York City Independent Budget Office and Radancy. Other major tenants at One Battery Park Plaza include Hughes Hubbard & Reed, Seward & Kissel, Cullen and Dykman, Skarzynski Marick & Black, Gordon Rees Scully Mansukhani, Nationwide Mutual Insurance, The Partnership for New York City and CetraRuddy.
