OPEN Impact Real Estate and Transwestern broker 10,000 s/f lease for Bold Charter School

Bronx, NY OPEN Impact Real Estate LLC (OPEN) and Transwestern Real Estate Services represented Bold Charter School in a 10,000 s/f lease at 1093 Southern Blvd. Stephen Powers and Lindsay Ornstein, founders of OPEN, and Tom Hines, senior vice president, and Casey Noel, vice president, at Transwestern, jointly represented Bold Charter School. 

The new school will have eight classrooms, serving approximately 240 K-4 learners, and will be open for the 2022-2023 academic year. The school will be located on the building’s second floor with a private ground floor entrance and a dedicated outdoor play space. 

“Bold Charter School seeks to develop our students into life-long learners and equip them not just to excel in college but to become the next generation of leaders,” said Andrew Foglia, founder and executive director, Bold Charter School. “Our new location will provide the environment in which our students have the opportunity to learn at their full capacity.” 

The OPEN and Transwestern team is also working with Bold Charter School on a search for their new school location, as part of its strategic growth plans. The requirement will center on sites that support schools sizes of 40,000 to 45,000 s/f or 70,000 to 75,000 s/f. 

“Bold Charter School has an excellent vision for its learners and is having a tremendous impact in its students’ lives,” said Powers. “The lease at 1093 Southern Blvd. provides significant flexibility to support the school’s plans for growth and expansion, as it seeks to serve the families in the area.”

1093 Southern Blvd. is accessible by students, parents and staff by public transportation, with 2 and 5 trains and multiple bus stops close by. Bold Charter School’s new space was previously occupied by a Beanstalk Academy daycare center. 

Building ownership, Meyerson Management LLC, was represented internally by David Israeli and Joseph Israeli.
