Ones To Watch: Innovators In Commercial Real Estate: Smita Garg, SKG Capital

Smita Garg
Principal, Investments & Asset Management
SKG Capital

Innovation Highlight:
I’m most proud of helping SKG Capital build a more scalable, institutionally minded multifamily platform. I’ve created property-specific business plans, streamlined asset management and strengthened our leasing and property management teams. I also supported financing for 209 William Street in East Orange ahead of rising rates. Alongside improvements to our brand and outreach, I’m cultivating lender and equity relationships to support our next phase of acquisitions and growth.

Innovation in Action:
For me, innovation isn’t just adopting technology; it’s rethinking how we invest and operate. At SKG Capital, I pair institutional underwriting discipline with AI-assisted analysis of rent rolls, financials, market rents and acquisition scenarios to identify where our team can create value. AppFolio then gives us visibility into leasing, collections and operations as we execute each property’s business plan. Together, technology and hands-on management help us make smarter decisions and scale without sacrificing execution.
