Nelson and Gramet of CBRE/Syracuse broker $2.25 million sale

Robert Nelson and Alan Gramet, CCIM, exclusively brokered the $2.25 million sale of 513-531 Washington St. The two professional office buildings have a total of 31,914 s/f on 1.9 acres at the corner of Washington and Winslow Sts. The owners, Shearer Realty, sold the buildings to Tanglewood Properties, LLC, which will continue to lease the office space to current tenants and is planning upgrades. The buildings are almost completely occupied, mostly by medical tenants. 513 Washington St., a single-story building was constructed in two phases in 1999 and 2003, while 531 Washington St., a four-story building with an elevator, was constructed in 1966.
