Lieberman of Resolution RE negotiates two leases

Manhattan, NY Evan Lieberman, senior director/leasing at Resolution Real Estate Partners LLC, a member of NAI Global, has arranged two new leases at 499 Seventh Ave. for Mad Engine Global LLC and Jemma Apparel Holdings LLC. Working with Lieberman on both office/showroom transactions at the centrally located Garment District building was Michael Dylan of Inceptum, Inc.

Mad Engine Global LLC’s new 4,550 s/f office/showroom is the first New York location for the San Diego, California-based global licensing wholesale company. Among the many top brands that it represents are Marvel, Star Wars, Disney, and Coca Cola. In addition, Mad Engine provides private label apparel for such retailers as Target and Walmart. The initial lease term is three years.

Jemma Apparel Holdings LLC is expected to move to its new 3,200 s/f sales office/showroom in this month. The apparel and accessories wholesaler, which signed a five-year lease, is relocating from 1400 Broadway.

The landlord, Savitt Partners, was represented inhouse by Elliott Zelinger. Asking rent for both spaces was $49 per s/f.

“I have previously worked with both of these firms, but this time, each required full-floor space on the Avenue,” said Lieberman. “Of all the buildings we looked at, 499 Seventh Ave. met their criteria with the added benefits of cutting-edge upgrades, and proximity to public transportation, Hudson Yards, and the High Line.”
