KDA arranges 45,000 s/f lease for All City Metal

Kalmon Dolgin Affiliates has arranged a 45,000 s/f, long-term lease for All City Metal, Inc., a sheet metal fabrication company, at 54-35 46th St. in the Maspeth section of the borough. Kalmon Dolgin and Neil Dolgin, co-presidents of KDA, made the announcement. Fred Rufrano of KDA negotiated on behalf of the landlord, 54-35 46th Street LLC while Greiner Maltz brokers Avi Feinberg and Jack Isenberg represented the tenant, All City Metal. The sheet metal fabricator is relocating from a 12,000 s/f building with a 7,000 s/f yard in Long Island City. Neil Dolgin of KDA said, "All City Metal was looking for a larger building that could also offer them an outside space, much like the one they had in Long Island City. With its close proximity to a number of major highways, multiple amenities and generous square footage, the property at 54-35 46th St. was the perfect fit for their growing business." The 45,000 s/f, one-story building also features a 15,000 s/f yard. Other building amenities include 16-foot ceilings, eight drive-in doors, three exterior loading docks, and a full sprinkler system. The property at 54-35 46th St. is located between 54th Dr. and 54th Road in Maspeth, Queens. Access is available to the B24 and Q67 bus routes, and the Brooklyn-Queens and Long Island Expressways.
