Houlihan-Parnes Realtors arranges two mortgages totaling $4.2 million; Includes a $3.5 million first mortgage on a 10,000 s/f retail property by Houlihan and O’Neil

New York, NY Houlihan-Parnes Realtors, LLC has placed two loans totaling $4.2 million.

In the first finance deal, Bryan Houlihan and Mike O’Neill of Houlihan-Parnes placed a $3.5 milliuon first mortgage on the 10,000 s/f retail building with six stores located at 172-178 Dyckman St. in the Inwood section of Upper Manhattan. The seven-year, non-recourse loan has a fixed interest rate of 3.75% with interest-only payments for two years and 30-year amortization thereafter. The loan, closed with a local bank, is pre-payable throughout the term on a declining scale and the borrower has an option to extend the loan for an additional five years. The borrower was represented in the transaction by Christie Houlihan of Zukerman Gore Brandeis & Crossman, LLP.

In the second deal, Jerry Houlihan of Houlihan-Parnes has arranged the sale of a three-story brick multifamily walk-up apartment building located at 1049 Hoe Ave. in the Morrisania section of the Bronx. The property is within walking distance to the Simpson St. Subway station for the #2 and #5 trains at Westchester Ave. The property was sold to a Brooklyn-based real estate operator for a price of $700,000.
