Global Holdings signs Cerity Partners to 68,271 s/f lease with expansion at 99 Park Avenue

Manhattan, NY According to Global Holdings, the international real estate development and investment firm led by chairman and founder Eyal Ofer, Cerity Partners LLC, a national wealth management and financial advisory firm, has expanded its headquarters at 99 Park Ave., bringing its total footprint at the Midtown office tower to 68,271 s/f. The expansion follows the completion of Global Holdings’ strategic, $30 million capital improvement program earlier this year.

Cerity Partners has signed a 15-year lease for 19,600 s/f on a portion of the eighth floor, adding to its existing 48,671 s/f footprint across the 15th and 16th floors. The deal marks Cerity’s second expansion at the property in less than a year, following its 2025 commitment to transition to direct tenancy and add the entire 15th floor.

Designed by Emery Roth & Sons, 99 Park Ave. is a 26-story, 600,000 s/f Class A office tower located between 39th and 40th St., steps from Grand Central Terminal and Bryant Park. Tenants include Metropolitan Commercial Bank, Lubert-Adler, Southern Land Company, Amalgamated Bank, Geller, Garan, FactSet, Steward Partners LLC and Cerity Partners.

Cerity Partners was represented in the transaction by Nicholas Dysenchuk and Rob Lowe of Cushman & Wakefield. Global Holdings was represented by Alexander Radmin, along with Paul Glickman, Diana Biasotti, Kristen Morgan and Harrison Potter of JLL.

The expansion comes on the heels of Global Holdings’ comprehensive repositioning of the 600,000 s/f tower, completed in partnership with national architecture and interior design firm Vocon. The transformation upgraded the building’s arrival and tenant experience, with a new double-height storefront and lobby that brings more visibility and natural light to the space. The project also introduced Below Park, a new amenity center featuring a speakeasy-style bar, conference and lounge spaces, café-style seating, a golf simulator, gaming areas and a premium fitness center, providing tenants with new places to meet, work and connect beyond the office.

“Cerity Partners’ continued growth at 99 Park Ave. reflects the strength of our investment in the building and the workplace we’ve created,” said Alexander Radmin, director of leasing at Global Holdings Management Group. “We approached the repositioning with a focus on thoughtful design, hospitality and functionality. With Cerity expanding again and 99 Park now 98% leased, that momentum speaks to the value companies place on a thoughtfully designed, amenity-rich workplace in the heart of Midtown.”

When the government takes a portion of a landowner’s property, most assume just compensation stops at the value of the land taken. However, in partial takings, that is only half of the equation.
