GFP Real Estate signs three leases at 630 Ninth Ave. totaling more than 24,000 s/f

Manhattan, NY GFP Real Estate, LLC signed three lease transactions at 630 Ninth Ave., also known as The Film Center Building, totaling more than 24,000 s/f, led by a major long-term commitment from a global theater operator and supported by continued leasing from media and design-focused tenants.

Matthew Mandell of GFP Real Estate represented the landlord, GFP Real Estate, in all transactions.

“Large, long-term commitments like Ambassador Theatre Group’s are what set the pace for a building,” said Mandell. “That kind of expansion reinforces 630 Ninth Ave.’s role as a hub for theater, media and production-oriented users. From there, we’re seeing a steady flow of smaller transactions from firms that value the same infrastructure and location advantages, which keeps the building active across multiple tenant sizes.”

In the anchor transaction, Ambassador Theatre Group, a leading international live-theater organization, executed an extension and expansion for 19,380 s/f on the fifth floor, more than doubling its s/f. The long-term extension reflects the tenant’s continued commitment to the property and accommodates its growing operational needs. Rocco Laginestra of CBRE represented the tenant.

In addition, video production services agency CRC Media signed a new five-year lease for 2,618 s/f on the ninth floor. The company will relocate within the building and will use the premises for general and executive offices. Wayne Siegel of LSL Advisors represented the tenant.

In the last transaction at the building, award-winning full-service architecture firm PKSB Architects, P.C., in business for more than 50 years, signed a long-term direct lease extension for 2,816 s/f on the 12th floor, maintaining its long-term presence at the property.

Designed in 1929 by architect Ely Khan, 630 Ninth Ave. is a 13-story office building comprising more than 275,000 s/f. The newly renovated building once only catered to businesses involved in theater, film and music and is in Hell’s Kitchen neighborhood, near the Theater District. The location provides access to many dining options and transportation services, including the Port Authority Bus Terminal, The NY Waterway Ferry, the Lincoln Tunnel, and multiple subway lines.
