GFP Real Estate signs 16-year lease at 520 Eighth Ave.

Manhattan, NY According to GFP Real Estate, LLC, 520 Henny LLC, a new upscale brasserie restaurant and bar set to open in November 2025, has signed a new 16-year lease for 4,000 s/f on the ground floor and lower level of 520 Eighth Ave. at the corner of 37th St. in the Garment District.

“We’re thrilled to debut another exciting new concept in the heart of the Garment District,” said the owners of 520 Henny LLC. “This neighborhood has been an incredible home for us, and our experience as a tenant of GFP Real Estate over the past decade—right across the street—has been nothing short of exceptional. We’re looking forward to bringing something fresh and memorable to the area and continuing to grow with the community we’ve come to love.”

Matthew Mandell and of GFP Real Estate represented the landlord, GFP Real Estate in the transaction, Allen Gurevich of GFP Real Estate represented the tenant. The space, which comprises 2,000 s/f of ground level retail space and a 2,000 s/f basement, was previously occupied by The Houndstooth Pub.

“520 Eighth Avenue sits at one of the most heavily trafficked locations within the Garment District,” said Mandell. “This venue will be a vibrant new addition, serving the area’s office tenants, tourists and people heading to Madison Square Garden, benefitting from its high-visibility corner location along Eighth Ave.”

“The team behind this exciting new concept knows the neighborhood exceptionally well,” said Gurevich. “They’ve successfully launched several well-regarded restaurants in the area, including The Tailor Public House at GFP Real Estate’s 505 Eighth Ave., as well as Jack O’Doyle’s. We’re excited to see this new venture come to fruition, as it will bring even more energy and appeal to the neighborhood.”

Last year, Rooftop Hospitality Group, the team behind the 230 Fifth Avenue Rooftop Bar, signed a 20-year lease for 15,000 s/f to create a new rooftop restaurant and lounge on the roof of 520 Eighth Ave. Set to open this summer the newly built rooftop space will serve as an outdoor meeting and amenity space for 520 Eighth Ave. tenants during the day, adding value to existing tenants while attracting new companies looking for conveniently located offices with one-of-a-kind services and amenities.

Built in 1926, the 26-story office tower comprises more than 860,000 s/f in New York City’s Fashion District near Hudson Yards, Herald Square, Times Square, Madison Square Garden and Penn Station. The building is in nearby the Port Authority bus terminal and provides access to numerous transportation lines, including the A, C, E, 1, 2, and 3 trains, as well as the Amtrak, LIRR and NJ Transit lines.
