GFP Real Estate signs 11,078 s/f of leasing activity at 630 Ninth Ave.

Manhattan, NY GFP Real Estate closed three office leasing transactions totaling 11,078 s/f at 630 Ninth Ave. in Midtown, including a new lease with Irish Arts Center and extensions by existing tenants Climate Museum and Thompson Turner Productions LLC.

An Claidheamh Soluis Inc., doing business as Irish Arts Center, signed a new three-year lease for 4,422 s/f on the 14^th floor. The nonprofit will use the space as its administrative headquarters while it redevelops its original home at 553 West 51^st St. into a second performance venue. Founded in 1972, Irish Arts Center is dedicated to presenting and celebrating the evolving arts and culture of contemporary Ireland and Irish America. Cameron Tuttle of Denham Wolf represented Irish Arts Center in the transaction.

Climate Museum, an existing tenant at the property since 2021, signed a direct, one-year extension for its 2,941 s/f office on the 10^th floor. The nonprofit, which describes itself as the first museum in the U.S. dedicated to climate, uses arts and cultural programming to promote climate education, dialogue and action.

In the third transaction, Thompson Turner Productions LLC, a tenant since 2021, renewed its 3,715 s/f office on the 11^th floor, signing a five-year lease renewal. The theatrical general management company, now known as TT Partners, has worked on numerous Broadway productions, including The Book of Mormon, Merrily We Roll Along and Operation Mincemeat. Carrie Lyon of Cushman & Wakefield represented Thompson Turner Productions LLC.

Matthew Mandell, senior managing director of GFP Real Estate, represented ownership in the each of the transactions.

“These transactions reflect the diversity of organizations that continue to find a home at 630 Ninth Ave., from arts and cultural institutions to creative businesses,” said Mandell. “Just as importantly, we’re seeing existing tenants choose to remain in the building while welcoming new organizations to the property, which speaks to the value, flexibility and location we are able to offer.”

The latest activity follows two leases announced by GFP in July, including a new headquarters lease for Neoteny Studios and an expansion and extension by ROCK Architecture & Engineering Corp. Together, the transactions represent 16,160 s/f of recent leasing activity at the building.

Built in 1929 by architect Ely Khan, 630 Ninth Ave. is a historic office building comprising more than 275,000 s/f. The newly renovated building once only catered to businesses involved in theater, film and music and is in Hell’s Kitchen neighborhood, just moments away from the Theater District. The location provides easy access to many dining options and transportation services, including the Port Authority Bus Terminal, The NY Waterway Ferry, the Lincoln Tunnel, and multiple subway lines.
