GFP Real Estate leases 5,727 s/f at 230 Fifth Ave

Manhattan, NY GFP Real Estate, LLC negotiated three leases totaling 5,727 s/f at 230 Fifth Ave., also known as The New York MarketCenter Building. GFP principal Jane Gural-Senders and leasing director Harvey Richer represented the landlord, GFP R.E. — and the tenants — in each of the direct lease transactions.

• EnVogue International, a producer of fashion forward innovations for the home, signed a seven-year lease for an additional 2,657 s/f. A tenant for more than 25 years, EnVogue now occupies more than 30,000 s/f at the property.

• American Homes and Textiles, Inc., a home fashion and product solutions company, signed a three-year lease for 1,307 s/f on the 19th floor, doubling the size of their footprint at the building.

• ThisBowl, a quick-serve salad restaurant, signed a new 10-year lease for 1,763 s/f on the ground floor. In addition to Richer and Gural-Sanders, David Kaye of GFP represented the landlord; Neal Ohm and Michael Cohen of Newmark represented the tenant.

The 99%-leased specialty showroom building is the New York hub of the Home Textiles Industry, home to more than 140 luxury home fashion accessories companies.

Although the terms of the transactions were undisclosed, asking rents at the building are $56 per s/f.
