George Comfort & Sons signs 32,000 s/f of leases at 44 Wall St.

New York, NY George Comfort & Sons, on behalf of the 44 Wall St. ownership, have completed lease agreements totaling nearly 32,000 s/f have been signed with both existing and new tenants at the boutique Downtown tower. All companies are expected to take occupancy by the end of this year.

In the largest of the transactions, Joan Creative has signed a 10-year lease for 17,000 s/f, encompassing the entire 12th floor. The full-service advertising agency, a tenant at 44 Wall since 2018, is relocating to space that features three sides of light, and expanding from its current 10,000 s/f within the building.

Recruiting software firm JobDiva is moving from the 16th floor to 6,600 s/f on the 4th floor and extending its lease for another 5 years. T-REX, an enterprise technology for structured, project and private credit finance, will take 3,300 s/f on the 9th floor in an expanded agreement. Also on the 9th floor at the building, new tenants Robert Elliot Leslie Architecture and the non-profit Parliamentarians for Global Action finalized deals for 2,700 and 2,300 s/f, respectively.

Full floors of contiguous space ranging from 12,500 to 17,000 s/f are available for lease at the tower, along with partial-floor prebuilt suites, starting at 2,500 s/f. Asking rents in the building range from $54 psf to $60 per s/f.

George Comfort & Sons, Inc. operates 44 Wall St. on behalf of Dallas-based Gaedeke Group, a privately owned commercial real estate investment firm, which acquired the property in March of 2020.

T-REX was represented by Ken Biberaj and Chris Foerch of Savills. Robert Elliot Leslie Architecture was represented by Peter Kerans and David Mosler of Cushman & Wakefield. Parliamentarians for Global Action was represented by Travis Wilson of Newmark. Ownership was represented in-house in all transactions by George Comfort & Sons’ Duncan, Matt Coudert and Alexander Bermingham.
