Manhattan, NY Elecor Properties unveiled plans for a significant transformation of 1633 Bdwy., including an expanded and reimagined lobby and more than 40,000 s/f of exclusive tenant amenities that will bring new hospitality, wellness, meeting and gathering experiences to the 2.5 million s/f Midtown office tower.

The project will introduce new amenity destinations on the second and 17th floors while transforming the building’s arrival experience. It represents the investment in Elecor’s broader capital improvement strategy across its New York and San Francisco portfolio, as the company continues to invest in high-quality workplaces designed around how tenants work, connect and come together.

The new amenities will complement 1633 Bdwy.’s 37,000- to 54,000 s/f office floors and views across the city. The transformation will be delivered in phases beginning in 2027, with the full program expected to be completed by mid-2028. The property is LEED Gold and Fitwel certified.

“1633 Bdwy. is a defining Midtown office address, and this investment is about building on that strength with exceptional experiences for our tenants,” said Peter Brindley, executive vice president, head of real estate at Elecor Properties.

“We are building on the successful history of 1633 Broadway and taking it forward, ensuring its position as a premier Midtown office building.”

The transformation begins at the building’s entrance, where an expanded, light-filled lobby will feature new finishes, an enhanced arrival experience and a curated art program. The second floor will become a new hospitality and social destination featuring a coffee bar and grab-and-go offering, Broadway Bar, a lounge and flexible gathering and event spaces, including The Steps, set beneath soaring 24-ft. ceilings. On the 17th floor, tenants will have access to a new atrium, training and conference facilities and Redeye Suites, providing additional flexibility for meetings, events and needs that extend beyond the traditional workday.

“Elecor’s commitment to tenant experience sets the tone for Class A+ buildings across the city,” said Jonny Nierenberg, vice president at Rithm Capital. “Our investment in 1633 Bdwy. reflects that conviction by introducing an entirely new collection of hospitality, wellness and gathering spaces at a meaningful scale. We’re drawing on Elecor’s experience operating and programming these types of spaces across its portfolio to create amenities we know existing and future tenants will value.”

Located at 1633 Bdwy. in the heart of Midtown, the 48-story, 2.5 million s/f office tower is situated between West 50th and West 51st St., steps from the 1 train at 50th Street, multiple subway lines serving Times Square and Columbus Circle, and the neighborhood’s premier dining, hotel, and cultural destinations.
