Dunphy of Rockrose Development handles garage lease

Rockrose Development Corp. has negotiated a 10-year lease for its six-level, 217,368 s/f parking garage at 47-05 Center Blvd., Rockrose's 31-story, 394-unit rental apartment tower on the East River waterfront in Long Island City. The Rockrose-owned facility will to be operated as a parking garage by Little Man and Enterprise Parking. Howard Greenberg of Ace Capital represented Little Man and Enterprise Parking. Rockrose was represented in-house by Patricia Dunphy, senior VP. Attorney Ivan Moskowitz, of Schiff Hardin assisted in the negotiations. Moskowitz has worked for Rockrose on leasing matters for decades. Built by Rockrose in 2007, 47-05 Center Blvd. is a full-service residential building in the formerly industrial area of Long Island City now known as Queens West. The building contains a professionally-managed rooftop health club and spa, a 35,000 s/f roof deck, and common areas designed by the Rockwell Group. Rockrose Development Corp. is a family-owned and -operated real estate company with four decades of experience. The company's visionary outlook and hands-on approach as an owner, developer and manager has established it as an industry leader that sets New York's standard for quality real estate. Rockrose has earned a reputation for architectural distinction, sensitivity to local communities and creative management. Many of Rockrose's projects have received favorable public reviews and design awards by landmarks and other governmental agencies. There are approximately 2,800 units in Rockrose's residential-rental portfolio. Rockrose is perhaps best known for developing The Archive residential building at 666 Greenwich St. in Greenwich Village, and is currently constructing a 709-unit rental building in Long Island City. Rockrose is also known for developing commercial properties, including the trophy office property, Carnegie Hall Tower.
