Dolgin of Kalmon Dolgin arranges 5,000 s/f lease at 44 Dobbin St., Brooklyn with LaRusso of Tungsten Properties

Kalmon Dolgin Affiliates, Inc. (KDA) has arranged a 5,000 s/f lease for City Aquarium, LLC, a manufacturer and installer of high-end aquariums for the public and private sector, at the two-story, 10,000 s/f property known as "The Barn" at 44 Dobbin St. in the Northside Williamsburg neighborhood. Grant Dolgin of Kalmon Dolgin represented the owner, Flour and Sugar, LLC, in the transaction. Jason David LaRusso of Tungsten Properties represented the tenant. The new lease represents an expansion for City Aquarium, which is relocating from East 16th St. in Manhattan. The company sought to take advantage of the growing affluent residential base in the area that has attracted new and unique retailers, restaurants, manufacturers and office tenants such as Vespa, Triple Five Soul, SBK Florists, Angel Street Thrift Shop, MarieBelle New York and BlenderBox to Northside Williamsburg. The property at 44 Dobbin St. is located close to McCarren Park, near to public transportation and offers incredible access in the heart of this revitalized neighborhood. The more than a century old structure was built as a horse and carriage barn and was later used for bakery storage. Since 1998, City Aquarium has been creating custom aquariums and installations that are works of art, working with interior and furniture designers, architects, sculptors and marine biologists. City Aquarium's aquaria and water pools are organic installations of water, light, space and life. City Aquarium specializes in original, site-specific custom aquariums and installations that reflect the clients' imaginative choices. Other special projects include glass bottom pools, experimental water features, museum grade acrylic furniture and other glass and acrylic fabrications. The City Aquarium team has created residential, commercial and artistic installations all over the world. Its diversity of client's include New York's Majestic "Dream" Hotel, hedge fund developers, well-appointed residences, world-class museums, artists Tony Oursler and Ryan McGinness, and the Honda Corporation Kalmon Dolgin Affiliates is a 105-year-old, Brooklyn-based real estate firm. In addition to providing brokerage and management services, Kalmon Dolgin has acquired $300 million of its own real estate assets within the past year alone, primarily industrial and medical/office properties.
