Crow Holdings Development delivers 535,603 s/f Class A warehouse

Wallkill, NY Crow Holdings Development has delivered a 535,603 s/f warehouse building at Golden Triangle Logistics Center, the firm’s inaugural industrial project in New York State. The Class A facility – ready for immediate occupancy – anchors the 92-acre Hudson Valley campus, which also includes an entitled, 299,200 s/f build-to-suit opportunity. 

JLL’s James Panczykowski, Tyler Fazekas and Rob Kossar are providing marketing services for Golden Triangle Logistics Center. The only existing facility of its size in the submarket, the completed building offers industrial design features including 3,500 s/f of spec office space, pre-installed 30-fc lighting and 36-ft. ceilings. It includes 88 dock doors, and parking for 422 cars and 83 trailers. The flexible floor plan and site layout can accommodate a variety of uses as well as subdivision.

Located at 2 and 4 Katy Trail off Silver Lake Scotchtown Rd., Golden Triangle Logistics Center sits in a prime Hudson Valley location off I-84. The campus offers unmatched access to nearly 50 million consumers within a one-day drive, connectivity to the Northeast’s interstate network, and a labor pool. The property is positioned to serve the Boston-to-Baltimore corridor, including last-mile delivery into the New York City metro area. 

Brad Vander Vliet, managing director at Crow Holdings Development, said Orange County, N.Y., has emerged as a desirable market for Northeast distribution requirements. “The Hudson Valley combines the logistical advantages of Northern New Jersey with rents nearly 30% lower, comparable port access to Exit 8A, and a strong labor pool,” he said. “Now, with our vision brought to life, we are delivering a world-class industrial building that provides a rare opportunity for immediate occupancy in this sought-after market.”
