Cook of Kalmon Dolgin arranges 9,000 s/f warehouse sale valued at $1.55 million

In a transaction valued at $1.55 million, Kalmon Dolgin Affiliates' Jean Cook arranged the sale of a 2-story warehouse property located at 16-13 Stephens St. in the Ridgewood neighborhood according to Neil Dolgin, executive vice president of Kalmon Dolgin. Cook negotiated on behalf of both the buyer, Bolek Ryzinski of ABR Construction Inc., and the seller, George Berlovan. The 9,000 s/f warehouse features approximately 8,000 s/f on the ground floor and 1,000 s/f on the second level and was vacant at the time of sale. "16-13 Stephens St. is a mixed-use property offering incredible upside potential in one of Queens' most convenient locations," Cook said. Ryzinski, a contractor and real estate developer, plans to create residential apartments above the property. The warehouse is zoned M1-4, allowing for both manufacturing and residential users. Kalmon Dolgin Affiliates is a 104-year-old, Brooklyn-based real estate firm. In addition to providing brokerage and management services, Kalmon Dolgin has recently purchased over $300 million of its own real estate assets, primarily industrial and medical/office properties.
