Besen & Associates arranged the sale of 228 Ave. B, located between East 13th and East 14th Sts. in the East Village section of the borough. The building was sold by Ron Cohen, Amit Doshi and Lynda Blumberg for a price of $7.6 million. The subject property is 6-story walk-up apartment building with 21 apartments and 2 stores. It was built in 1900 and totals 12,613 s/f. The sale price of $7.6 million equates to a 14.3 GRM, 4.25% capitalization rate, and $603 price per s/f. The listing was marketed as an exclusive by Cohen and Doshi, Blumberg represented the purchaser. Joseph Misk of Ginsburg & Misk LLP represented the seller, and Joel Rabine of Rabine & Nickelsberg represented the purchaser.
